Fix & Flip Investing

Many real estate investors make a good living through “fix and flips,” which is the process of buying a property (residential or commercial), fixing it up, and selling it for a profit.

Particularly when combined with foreclosures or short sales, fix and flip transactions can be lucrative real estate investments.

To succeed with a fix and flip, you need to be knowledgeable about all aspects of the real estate deal before putting in an offer, including:

• are you buying the property for less than its appraised value
• how much investment (time and money) will be needed to get the property ready to be sold
• how much will you be able to sell the property for, in its new, remodeled condition
• how long will it take to sell the property

Here’s an example of how a fix and flip real estate investment could work: You could buy a foreclosure home for $100,000, invest three months of time and $20,000 into remodeling the house and bringing it up to “move-in” condition, then sell the house for $150,000.
